Retargeting For Real Estate Agents – Listing Leverage


Hi this is Scott Wilson from Digital Influence. In this video I’m going to show you 7 ideas you can use to generate more listings inside your Real Estate business.

Let’s get into idea number one,

Idea #1 – Your Open Home Database

Idea number one comes around when you are running an open home. You actually get a chance to build a database when you’re running an open home. So you can collect people’s names, their mobile numbers and their email addresses.

So, here’s what you can do, you can take that information and then you can retarget those people that come to your open homes via Facebook Ad’s. So if you put your data into Facebook and create some custom audiences. If those people’s email addresses and phone numbers match people accounts inside Facebook you can actually run targeted ads.

Now this is a great way to build your brand profile and to keep the house you’ve just been showing them in front and top of their mind. These are the crucial things that you need to do in a business.

You need to get out of your obscurity and you still need to stay top of mind and people need to understand your value proposition. Retargeting and brand retargeting is a great way to do this.

You are spending money getting people to your open homes. You need to be making sure that you are following up with them and this is a great way to do it.

Idea #2 – Auction Countdown

Say you are running an auction and you are getting people to come view the house your going to auction. Well once again you can run ads that countdown the days until the auction, so if 5 days to go until the auction then you can run ads that will land in those people’s newsfeeds that there’s an auction 5 days to go, 3 days to go, 1 day to go, are you coming to our auction.

Once again you are spending money, time and energy getting people to come and view the property. You want to make sure that your countdown to the auction ads are appearing on the newsfeed making sure that you’re hitting their mobile phones and keeping your auction top of mind.

Idea # 3 – The House Sold Update… with an offer for free appraisal.

Idea number 3 is when you have sold a house you want to update the people that have visited your open home with an offer of an appraisal.

At the end of the day most real estate agents do this stuff offline and do it manually by sending postcards or flyers.

This is an extension of this strategy but this is targeting people that have actually shown intent so rather than just blanketing the whole of the neighbourhood, you are actually spending advertising money with people that have shown up to the property, who have shown real interest in the property and have shown a real interest in your brand. So you can target these people with ads and an offer of an house appraisal.

Idea #4 – Target Databases

Number 4 is you can target your databases so if you have a whole database there, maybe have a database on an excel, you have a whole heap of business cards.

Once again you can target those people via their mobile phone or email address and you can build a lists of people that you can target and then you can target with them with specific offers. This is a great way to do this on Facebook

Idea #5 – Share Case Studies & Testimonials

Idea number 5 is you can share case studies and testimonials. There is this software that will allow you basically put people into segmented list that you can then share your case studies and testimonials.

So not only they are seeing your brand online they are actually seeing your case studies and what you are doing for other people.

And once again I need to mention that this is where you are targeting people that have showed intent. They’re interested in knowing more about the properties your selling and how you can help them as well.

Idea #6 – Market Update and Current Sales Figures

Number 6 is you want to share your market updates and current sales figure. So once again you are already spending time and money educating people. This strategy is about becoming a thought leader and showing that you are the market expert when it comes to the area that you are working in. So, this works really well for a local real estate agent who is targeting people in their local area.

People can see your updates and you can appear in their Facebook newsfeed. Once again that you are the market expert and you are giving away quality information that can help them.

Idea #7 – Share Your Gold via Checklists, Reports, Videos and more

Idea number 7 is how you can share your gold aka your intellectual property IP. You can share your gold via checklist reports, video, so once you build up this database you can actually start sharing the content like… “when is the best time to sell your house”.

Creating this type of content positions you as the expert in the marketplace and more so in the eyes of people reading your content. You know, at the end of the day, you’ve got to get out of your obscurity, you’ve got to stay top of mind but people also have to understand your value proposition and how you can help them and this is a great way to do it.

This is all about leveraging technology to build your brand profile online and get people wanting to do business with you.
